Measure the clear interior length and width, then multiply them using consistent units. If “12x12” is a rounded listing description, the measured floor area may differ from 144 square feet.
For a room with an alcove or a missing corner, calculate the separate shapes instead of treating the entire outline as a complete square. Avoid counting the same area twice.
Before arranging furniture, mark doors, windows and fixed features on a sketch. Use the furniture's outer dimensions and include moving parts such as drawers and desk chairs. A 144-square-foot total does not establish which arrangement will work.
If estimating materials, distinguish the measured surface from an order quantity. Cuts, product dimensions and the actual installation pattern may affect what you need.
